Understanding Low-Slope Roofing

Flat Doesn't Mean Completely Flat.

“Flat roof” is the common homeowner term, but these roof areas are generally built with enough slope to move water toward the designed drainage path. Because water moves differently across a low-slope roof, the roofing system needs to be designed for those conditions.

Traditional Roof Coverings

Shingles, tile and metal rely heavily on roof pitch to help move rainwater down and away from the roof surface.

Membrane Roofing Systems

Low-slope sections use roofing assemblies designed to create continuous weather protection where water drains more gradually.

The important part: the correct system depends on roof pitch, drainage design, roof deck, transitions and existing conditions. Gravity evaluates those details before recommending a roofing system.
Where Low-Slope Systems Make Sense

More Common Than You Might Think.

A home does not have to be completely flat-roofed to need a low-slope roofing system. Many Central Florida homes combine pitched roofing with one or more lower-slope sections.

01

Porches

Covered porches frequently transition into a lower-pitch roof area.

02

Lanais

Covered outdoor living spaces often require a low-slope roofing solution.

03

Garages

Attached or converted garages may use a lower roof pitch than the main home.

04

Home Additions

Additions frequently create roof transitions where a membrane system makes sense.

05

Modern Roof Designs

Contemporary homes may intentionally use broad, low-profile roof sections.

06

Mixed-Slope Roofs

One property can require more than one roofing material or installation method.

07

Patio Covers

Enclosed or covered patios can create low-slope sections needing dedicated protection.

08

Larger Flat Sections

Some homes include substantial low-slope areas where membrane roofing is the primary system.

Also Available

TPO
Roofing

Single-Ply Roofing Membrane

TPO is a smooth single-ply membrane option commonly used on flat and low-slope roof areas. It can be a strong fit for larger roof sections where a continuous membrane system makes sense.

✓ Single-ply membrane system
✓ Smooth finished surface
✓ Commonly available in reflective finishes
✓ Suitable for many larger low-slope roof areas
TPO manufacturer and system configuration vary by project. Gravity will specify the appropriate approved system for your roof.
Inside the System

More Than a Roll of Roofing.

A low-slope roof works as a complete assembly. Each layer has a job, from creating a secure foundation to providing the weather-resistant exterior surface.

01

The Roof Deck

Everything starts with a sound roof deck. Existing conditions are evaluated and necessary deck repairs are addressed before the new roofing assembly is installed.

02

PlyBase Base Sheet

The base sheet creates the foundation of the low-slope roofing system and adds another layer of moisture protection beneath the finished cap sheet.

03

Flintlastic SA Cap Sheet

The cap sheet forms the durable exposed surface of the system, helping protect the roof from rain, heat and ultraviolet exposure.

This illustration is intended to help homeowners understand the system. Exact assemblies, fastening, flashing and accessory requirements vary based on the roof and approved installation specification.
Flintlastic SA

Why Self-Adhered Matters.

Flintlastic SA is designed around self-adhering membrane components. For homeowners, that means a low-slope installation method that avoids the torch-applied process associated with some traditional modified bitumen systems.

01

No Torch Application

The self-adhered system eliminates the need for an open-flame torch application during installation.

02

Residential Friendly

The system is well suited to residential low-slope areas such as additions, porches and mixed-slope roof sections.

03

Weather Protection

The finished cap sheet is designed to protect the system against Florida rain, heat and ultraviolet exposure.

04

Layered Protection

The base and cap components work together as an integrated low-slope roofing assembly.

The membrane matters, but so do the roof deck, edge details, flashing, penetrations and drainage. Every component has to work together.
Compare Your Options

Modified Bitumen vs. TPO.

Neither system automatically wins. The right answer depends on the roof itself, how it drains, how large the section is and how it connects to the rest of the home.

WHICH ONE?

We do not recommend a membrane because it sounds better on paper. Gravity evaluates the actual roof first, then explains which system makes sense and why.

Where Installation Really Matters

With Low-Slope Roofing, Water Management Is Everything.

The membrane is only one part of the roof. Long-term performance also depends on how water moves across the surface and how every transition, penetration and perimeter detail is handled.

01

Drainage

Water needs a clear path off the roof rather than collecting in vulnerable areas.

02

Roof Transitions

Where low-slope roofing meets shingles, tile, metal or walls, the transition must be properly detailed.

03

Penetrations

Vents, pipes and other penetrations require careful waterproofing and sealing.

04

Edge Details

Perimeter and flashing details help control water at some of the roof's most exposed areas.

05

Deck Condition

A roofing membrane performs best when installed over a properly prepared, sound roof deck.

06

Workmanship

Correct overlaps, transitions, sealing and manufacturer installation requirements all matter.

The Best Membrane in the World Still Needs the Right Installation.
Start With the Roof

We Don't Guess at the System.

The recommendation comes after we understand the roof itself. That means looking beyond the surface before deciding whether modified bitumen, TPO or another approved solution makes sense.

01

Inspect

Review the roof, pitch, drainage, penetrations, transitions and visible existing conditions.

02

Recommend

Explain the roofing system that fits the application and why we are recommending it.

03

Prepare

Address the roof deck and prepare the surface for the approved roofing assembly.

04

Install & Check

Install the system and complete quality-control checks before calling the project complete.

Homeowner Questions Answered

Flat & Low-Slope Roofing FAQs.

Straight answers to the questions Central Florida homeowners commonly have about flat and low-slope roofing systems.

Is a flat roof actually completely flat?
Usually not. “Flat roof” is the common term, but low-slope roof areas are generally designed with enough pitch to direct water toward the intended drainage path.
Can shingles be installed on a low-slope roof?
It depends on the actual roof pitch and the approved installation requirements for the roofing product. Very low-slope areas often require a membrane system designed specifically for those conditions. Gravity checks the roof before recommending a material.
What is modified bitumen roofing?
Modified bitumen is a membrane roofing system commonly used on flat and low-slope roofs. Gravity commonly uses CertainTeed Flintlastic SA, a self-adhered modified bitumen system for appropriate residential applications.
What is TPO roofing?
TPO is a single-ply roofing membrane used on many flat and low-slope roofs. It creates a smooth membrane surface and can be a good fit for larger low-slope roof areas depending on the project.
What is the difference between Flintlastic and TPO?
Flintlastic SA is a modified bitumen membrane system using layered self-adhered components. TPO is a single-ply membrane system. The right choice depends on roof design, drainage, substrate, size, transitions and the approved system requirements for your property.
How long does a flat roofing system last?
Service life varies based on the roofing system, installation quality, drainage, sun exposure, maintenance and roof conditions. Rather than quoting one lifespan for every flat roof, we explain the expected performance and warranty of the exact system being proposed.
Can you replace only the flat portion of my roof?
In many situations, yes. A home can have a low-slope section that uses a different roofing system from the main pitched roof. The connection between the two areas has to be evaluated so the systems can transition correctly.
What if water is collecting on my flat roof?
Persistent ponding or poor drainage should be evaluated. The cause may involve roof slope, drainage, deck conditions, blocked drainage paths or other roof details. An inspection is the best way to determine what is happening.
Does flat roofing come with a warranty?
Manufacturer and workmanship warranty coverage depends on the specific roofing system and project configuration. Gravity will explain the applicable warranty coverage before installation.
